MAINTENANCE SUPERINTENDENT
LOCATION: Albany, NY
PAY: $70,000-$80,000
Hours: 8am to 5pm Monday-Friday

The Maintenance Superintendent is responsible for ensuring that all physical assets of the community are in good working order. This includes managing maintenance tasks, overseeing the upkeep of the property, and coordinating with staff and contractors.
Key Responsibilities:
- Preventive Maintenance: Plan and schedule regular maintenance to keep the property in top condition.
- Apartment Turnovers: Prepare apartments for new residents quickly and in great condition to reduce vacancy time.
- Property Inspections: Regularly inspect the property and report on building conditions, cleanliness, and maintenance needs.
- Equipment Maintenance: Ensure that all heating, cooling, and other equipment is functioning safely and efficiently.
- Repairs and Maintenance: Perform repairs and maintenance in apartments, common areas, and outdoor spaces, including snow removal and cleaning.
- Grounds keeping: Plan and participate in maintaining the grounds, such as mowing lawns and trimming shrubs.
- Invoice Approval: Review and approve maintenance-related invoices.
- Supervision: Oversee Maintenance Technicians and contractors, ensuring proper work is done and all safety guidelines are followed.
- Emergency Response: Provide on-call coverage for emergencies and assist with maintenance requests.
- Record Keeping: Maintain records of all maintenance work, equipment readings, and supplies.
- Other Duties: Manage parking lot inspections, report damage or issues, monitor site lighting, and handle resident concerns like lockouts or noise issues.
Qualifications:
- High school diploma required.
- Previous experience in property maintenance, including plumbing, electrical, HVAC, and carpentry.
- Supervisory experience is preferred.
- Ability to communicate well, multitask, and work well with others.
Physical Demands:
- Ability to use hands for tools and equipment.
- Frequently stand, walk, climb, and bend.
- Lift up to 75 lbs.
Work Environment:
- Work performed in apartments, common areas, and on the property.
- Interaction with residents and staff throughout the workday.
